Home Buying Process
Home buying process may seem very stressful and you don't know where to start. Call me for professional help. We can make it smooth and pleasant.

  1. YOU email me your name, phone number and your search criteria. Search criteria can include area, price range, school district, year built, square feet and number of bedrooms and bathrooms.
  2. I setup an automatic emailing process based on your criteria, with my membership of Richmond Association of Realtors and CVMLS. Whenever new houses coming to the market within your criteria, it will be included in the weblink in your email.
  3. YOU review these properties. If you find some interesting, email me the MLS#. I schedule the appoinment to show you these houses. We repeat this step until we find one house you want to make an offer.
  4. YOU make an offer with my assistance. Making an offer is writing a formal Purchase Agreement. During this step, a Comparative Market Analysis (CMA) will be done; A security deposit is required. Pre-approval letter is required.
  5. WE negotiate with Seller through Seller's agent until a final agreement can be reached. There may be several rounds of offers and counter-offers.

Now we have a signed contract. We start our closing process. I can assist in all steps by providing some useful information.

  1. Hire a licensed Home Inspector to inspect the house. After we get the inspection Report, I will draft an inspection addendum. There will be a negotiation period with Seller for repairs and replaces.
  2. Apply for your mortgage within 7 or 12 days after signed contract. Find at least three mortgage brokers. Ask them to provide Good Faith Estimate. Compare their rates and loan costs.
  3. Find a closing agent. Call them. Ask for a quote of closing costs, especially title insurance.
  4. Find a home owner insurance company. Try your car insurance company first.
  5. Schedule utilities switch two weeks before closing.
  6. Go to closing agent office on closing date & time with your photo ID and cashier check.
